Replacing missing shingles

Most homeowners can handle the task of replacing missing shingles if they approach it correctly

By following these steps, you can effectively replace missing shingles while maintaining the integrity of your roof.

Tools and Materials:
• Replacement shingles (matching existing ones as closely as possible)
• Roofing nails
• Hammer
• Pry bar
• Utility knife
• Ladder
• Roofing adhesive or sealant

Steps:
1. Safety First: Make sure you have a sturdy ladder and wear appropriate footwear with good traction. If you are working on a steep roof, consider using a safety harness.
2. Assess the Damage: Inspect the roof to determine the number of missing shingles and any underlying damage. If several shingles are missing or there is significant damage, you should contact a professional.
3. Remove the Damaged Shingle: Slide the pry bar under the shingle above the missing one, lifting it slightly and revealing the nails. Gently pry the nails off the damaged shingle and remove it. If a shingle is broken, carefully remove the pieces.
4. Prepare the Area: Remove any debris and old nails from the area where the shingle was. Before proceeding, make sure the area is completely dry and clean.
5. Install the New Shingle: Slide the new shingle into place, making sure it aligns with the existing shingles. Nail it down with roofing nails, placing them in the same locations as the previous shingles. Nails should be used to secure the shingle just below the sealant strip, which is usually near the top.
6. Seal the Shingle: To secure the new shingle`s tabs, apply a small amount of roofing adhesive under them as well as the one above.
7. Inspect Your Work: Ensure that the new shingle is securely attached and blends in with the existing roof.

More landlords adding multi-unit freehold blocks to their portfolios

According to the latest data, there has been a 14% increase in landlords looking to invest in this property type this year compared to the previous year

The study also found a 37% increase in the value of mortgages applied for by landlords to support such purchases, indicating that landlords are targeting higher-value blocks while maintaining good leverage ratios, with mortgages agreed in principal doubling from 3.1% to 7.4% in some areas of the UK.

This reflects landlords looking to expand their portfolios, as MUFBs generate more diverse income streams and higher yields than a single unit. Multi-unit freehold blocks are another appealing option for professional landlords looking to expand their property portfolio. MUFBs are popular among landlords because they typically provide high rental yields, are in high demand, and pose a lower risk of void periods.

We are seeing a trend towards higher-yielding property types across the board, with landlords increasingly considering property types such as houses in multiple occupation (HMOs) and semi-commercial properties, which are also seeing an increase in activity due to their ability to provide a higher rental yield while protecting against economic challenges.
